Construction Insurance — Frequently Asked Questions

  • What insurance does a general contractor need?

    Most general contractors carry general liability, commercial auto for job vehicles, and workers' compensation if they have employees. Depending on the project, you'll often also need builder's risk coverage, tools & equipment coverage, and an umbrella policy for extra liability limits — plus bonding if the job requires it.
  • What is builder's risk insurance and do I need it?

    Builder's risk (course of construction) coverage protects a structure while it's being built or renovated — against fire, theft, vandalism, and certain weather damage — until the project is complete. Most lenders and property owners require it for new construction or major renovation projects, and it's coverage a standard property policy doesn't provide.
  • Do I need a certificate of insurance for every job?

    Many general contractors, property owners, and municipalities require a certificate of insurance — and often an additional insured endorsement — before you can start work or get paid. We can issue certificates quickly so a paperwork delay never holds up a job.
  • Does general liability cover my tools and equipment?

    No. General liability covers third-party injury and property damage claims, not damage to or theft of your own tools and equipment. That's what contractor's tools & equipment coverage (a form of inland marine insurance) is for, and it can follow your gear between jobsites and storage.
  • Are my subcontractors covered under my policy?

    Generally not automatically. Most general liability policies expect subcontractors to carry their own coverage, and many GCs require proof of insurance and an additional insured endorsement before a sub can work on a project. We'll help you set up the right requirements so a sub's claim doesn't become your claim.
  • What is contractor's pollution liability, and do I need it?

    Pollution liability covers claims arising from pollution conditions caused by your work — things like mold, chemical spills, or soil contamination from excavation. It's not always required, but trades that disturb soil, handle chemicals, or do demolition and renovation work often carry it to close a gap standard general liability excludes.
